How long is Form F valid in Dubai? There is no fixed legal validity period. Form F lasts until the completion deadline that the buyer and seller write into it, usually around 30 days, and up to about 60 days for mortgage deals.

If the transfer cannot finish by that date, both parties should sign a written extension before it expires. Otherwise, a new Form F is usually needed, and the deposit may be at risk.

This guide explains the deadline, extensions and what happens if it passes. For the full buying process, read how to buy property in Dubai.

Form F is the standard memorandum of understanding used for Dubai resales and registered with the Dubai Land Department process.

What Decides Your Deadline

  • Cash or mortgage: a mortgage needs time for valuation and final approval.
  • Seller’s mortgage: the seller’s loan must be cleared first.
  • Developer NOC: some developers issue it quickly, others take longer.
  • Chain deals: the seller may be buying another property at the same time.
  • Documents abroad: a power of attorney may need attestation.

Set a realistic date at the start. A tight date that both sides miss creates disputes about the deposit.

What Happens if the Deadline Passes

If the buyer caused the delay, the seller may keep the deposit, usually 10% of the price, under the Form F default terms. If the seller caused it, the buyer may claim the deposit back plus any agreed compensation.

If neither side is at fault, for example a slow developer NOC, the parties usually agree an extension. Put it in writing and sign it before the date passes.

How to Protect Yourself

  1. Get mortgage pre-approval before signing.
  2. Ask the seller about their mortgage and the developer NOC timing.
  3. Add a finance condition if the bank may be slow.
  4. Track the deadline and ask for an extension early.
  5. Keep every message with the agent, buyer and seller.
