For properties above AED 5 million, the maximum LTV for expats is 75 percent. For off-plan properties, the maximum LTV is 50 percent regardless of nationality. Expats make up the majority of Dubai’s property buyers. Getting a mortgage in Dubai as a foreign national works differently from your home country. Here is what every expat property buyer and investor needs to know.
- Expats can get mortgages in Dubai from UAE-licensed banks and financial institutions. Foreign lenders cannot directly hold a mortgage in Dubai and must appoint a local bank as their agent if they are involved.
- The maximum LTV for expats buying a first property up to AED 5 million is 80 percent. For properties above AED 5 million it drops to 75 percent. For off-plan properties the maximum is 50 percent regardless of nationality.
- Your mortgage must be registered with the Dubai Land Department. This costs 0.25 percent of the loan amount as a DLD registration fee. Without DLD registration, the mortgage is void.
