How Tenancy Law Works in Dubai
Tenancy in Dubai is regulated by RERA and the Dubai Tenancy Law. Most disputes go through the Rental Dispute Centre before going to court. Here is what you need to know.
Tenancy Law Dubai
RERA and the Rental Dispute Centre
RERA sets the rules for landlords and tenants in Dubai. It controls rent increases, eviction rules, and tenancy contract requirements. When a dispute cannot be resolved directly, it goes to the Dubai Rental Dispute Centre. The Centre handles most tenancy cases faster and at lower cost than the full civil court. Most tenancy matters are resolved here before going any further.
The language of the court is Arabic. You need a lawyer who is fully fluent and knows how the Dubai Personal Status Court operates, not someone learning it on your case.
Tenancy Law Dubai
What the Law Says for Landlords and Tenants
Dubai tenancy law gives clear rights to both sides. A landlord cannot raise rent above the RERA calculator limit. A tenant cannot be evicted without 12 months written notice for most reasons. Deposits must be returned unless there is a valid reason to deduct. Both sides have obligations under the signed tenancy contract. Knowing your rights under tenancy law in Dubai is the first step to protecting them.
You have more flexibility than many expats realize. The law has changed significantly since 2023. Get advice early; the options available to you now may not be available later.

- FAQs
Questions We Hear Most Often About Tenancy Law in Dubai
Whether you’re facing a rental dispute or need help reviewing a tenancy contract, our tenancy lawyers in Dubai answer the most frequently asked questions to guide you through the legal process.
What does a tenancy lawyer in Dubai do?
A tenancy lawyer in Dubai advises landlords and tenants on their legal rights, handles RERA complaints, files cases at the Rental Dispute Centre, and represents clients in court if needed. They deal with eviction, rent disputes, deposit claims, contract issues and all other tenancy matters under Dubai tenancy law.
Can my landlord evict me without notice in Dubai?
No. A landlord must give 12 months’ written notice through a notary for most eviction reasons, including personal use of the property or sale. For non-payment of rent, a 30-day notice is required first. Eviction without proper notice is illegal under tenancy law in Dubai. If you have received an unlawful eviction notice, contact a tenancy lawyer immediately.
How much can my landlord raise the rent in Dubai?
Rent increases in Dubai are controlled by the RERA Rental Increase Calculator. The amount a landlord can raise the rent depends on how much the current rent is below the market average. If your landlord has raised the rent above what RERA allows, you can challenge it at the Rental Dispute Centre. Our tenancy lawyers handle this regularly.
What can I do if my landlord will not return my deposit?
If your landlord is withholding your deposit without a valid reason, you can file a case at the Dubai Rental Dispute Centre. The Centre can order the landlord to return the deposit plus any applicable fees. We prepare and file the case on your behalf and represent you at the hearing.
What is a RERA complaint and when should I file one?
A RERA complaint is a formal complaint filed with the Real Estate Regulatory Agency about a landlord, tenant, or agent who has broken the tenancy rules in Dubai. You can file a RERA complaint for unlawful eviction, illegal rent increases, unregistered tenancy contracts, and other regulatory breaches. Our RERA tenancy lawyers prepare and file complaints on your behalf.
How long does a tenancy dispute take in Dubai?
Most tenancy disputes at the Dubai Rental Dispute Centre are resolved within 1 to 3 months. Simple cases like deposit disputes or rent increase challenges are often faster. Cases that go to appeal or involve larger compensation claims can take longer. We give you a realistic timeline from your first consultation.
