Eviction Cases

Landlords seeking eviction orders and tenants fighting unlawful eviction, we handle both. We know the legal notice requirements, the valid grounds for eviction, and how to move fast when the situation requires it.

UAE Specific

Dubai tenancy law permits eviction only on the grounds and subject to the notice requirements prescribed by law. The required notice period and procedure depend on the specific ground for eviction.

Rent Dispute & Rent Increase Claims

If your landlord has raised the rent above the the applicable Dubai Land Department Rental Index / Smart Rental Index or is disputing the amount owed, we handle rent disputes at the Rental Dispute Centre and know exactly how to challenge unlawful increases.

UAE Specific

Any rent increase on renewal must comply with the applicable Dubai rental index and statutory rent-increase framework. Where a party seeks to amend the rent or other tenancy terms, the applicable notice requirements must also be observed.

Deposit Disputes

Landlords withholding deposits without valid reason and tenants refusing to accept fair deductions, we represent both sides in deposit disputes at the Rental Dispute Centre.

UAE Specific

Upon expiry of the tenancy, the landlord must refund the security deposit or the remaining balance after any lawful deductions relating to the tenant’s obligations, subject to the tenancy agreement and applicable Dubai tenancy law.

RERA Complaints

Depending on the nature of the matter, we assist clients with proceedings before the Rental Disputes Center and with regulatory matters before the Dubai Land Department or RERA where applicable.

UAE Specific

Where a tenancy dispute arises, we assist with preparing and filing the appropriate claim or application before the Rental Disputes Center, where it has jurisdiction.

Tenancy Contract Disputes

When one side breaks the terms of a tenancy contract (whether it is failure to maintain the property, unauthorized changes, or early termination)  we advise on your rights and represent you in any proceedings.

UAE Specific

Both sides must follow the signed contract rules for fixing things and staying in the home safely.

Commercial Tenancy Disputes

Commercial property tenancy disputes in Dubai work differently from residential cases. We advise on office, retail and warehouse tenancy disputes in Dubai, including matters involving free-zone properties where the relevant Dubai tenancy framework and forum have jurisdiction.

RERA and the Rental Dispute Centre

Landlord and tenant relationships in Dubai are governed by applicable Dubai tenancy legislation, rent-increase regulations and related regulatory requirements administered by the relevant Dubai authorities. Rental disputes falling within the jurisdiction of the Rental Disputes Center may be brought before the Center in accordance with its applicable procedures. The Rental Disputes Center provides a specialized judicial framework for resolving rental disputes through first-instance, appellate, urgent and enforcement procedures, as applicable. What the Law Says for Landlords and Tenants

Dubai tenancy law gives clear rights to both sides. Any rent increase upon renewal must comply with the applicable Dubai rental index, statutory rent-increase limits and relevant notice requirements. The applicable eviction grounds and notice periods depend on the reason for eviction. Certain eviction grounds upon expiry of the tenancy require at least 12 months’ notice, while other grounds arising during the tenancy are subject to different statutory requirements.Upon expiry of the tenancy, the landlord must refund the security deposit or the remaining balance after any lawful deductions in accordance with the tenancy agreement and applicable law. Both sides have obligations under the signed tenancy contract. Knowing your rights under tenancy law in Dubai is the first step to protecting them.

Tenancy disputes can be time-sensitive, particularly where statutory notices, renewal deadlines or eviction proceedings are involved. Early legal advice can help identify the applicable rights, deadlines and procedures.

Questions We Hear Most Often About Tenancy Law in Dubai

Whether you’re facing a rental dispute or need help reviewing a tenancy contract, our tenancy lawyers in Dubai answer the most frequently asked questions to guide you through the legal process.

What does a tenancy lawyer in Dubai do?

A tenancy lawyer in Dubai advises landlords and tenants on their legal rights, handles RERA complaints, files cases at the Rental Dispute Centre, and represents clients in court if needed. They deal with eviction, rent disputes, deposit claims, contract issues and all other tenancy matters under Dubai tenancy law.

No. A landlord must give 12 months’ written notice through a notary for most eviction reasons, including personal use of the property or sale. For non-payment of rent, a 30-day notice is required first. Eviction without proper notice is illegal under tenancy law in Dubai. If you have received an unlawful eviction notice, contact a tenancy lawyer immediately.

Rent increases in Dubai are controlled by the RERA Rental Increase Calculator. The amount a landlord can raise the rent depends on how much the current rent is below the market average. If your landlord has raised the rent above what RERA allows, you can challenge it at the Rental Dispute Centre. Our tenancy lawyers handle this regularly.

If your landlord is withholding your deposit without a valid reason, you can file a case at the Dubai Rental Dispute Centre. The Centre can order the landlord to return the deposit plus any applicable fees. We prepare and file the case on your behalf and represent you at the hearing.

A RERA complaint is a formal complaint filed with the Real Estate Regulatory Agency about a landlord, tenant, or agent who has broken the tenancy rules in Dubai. You can file a RERA complaint for unlawful eviction, illegal rent increases, unregistered tenancy contracts, and other regulatory breaches. Our RERA tenancy lawyers prepare and file complaints on your behalf.

Most tenancy disputes at the Dubai Rental Dispute Centre are resolved within 1 to 3 months. Simple cases like deposit disputes or rent increase challenges are often faster. Cases that go to appeal or involve larger compensation claims can take longer. We give you a realistic timeline from your first consultation.
