Under Article 9 of Dubai Law No. 7 of 2006, as amended by Dubai Law No. 7 of 2019, dispositions that create, transfer, change or extinguish real property rights must be recorded in the Real Property Register and are not effective unless registered. How do I resolve a property ownership dispute in Dubai?

What should I do if my property title deed has a problem?

How does the DLD handle title disputes in Dubai?
The DLD can correct straightforward administrative errors directly with proper documentation. For contested ownership claims and disputed transfers, the Dubai Property Court issues an order, which the DLD then implements. The DLD can also place restrictions on a property to prevent transfer while a dispute is pending.
Can I force a co-owner to sell a jointly owned property in Dubai?
A co-owner may seek judicial partition of jointly owned property where the statutory requirements are satisfied. The court will first determine the legally appropriate method of partition. Where division in kind is not available or appropriate under the applicable law, a sale may be ordered and the proceeds distributed according to the parties’ established shares.
What law governs property ownership in Dubai?
Dubai Law No. 7 of 2006, as amended, principally governs the registration of real property and real property rights in Dubai. Property ownership rights are also subject to Federal Decree-Law No. 25 of 2025 on Civil Transactions and other applicable Dubai real estate legislation. Federal Decree-Law No. 25 of 2025 on Civil Transactions governs property ownership rights, co-ownership rules and compensation for property rights violations.
Can an inherited property title be registered at the DLD without all heirs agreeing?
Registration of the deceased’s inheritance certificate in the Real Property Register is governed by Article 11 of Dubai Law No. 7 of 2006 and does not, as a general rule, depend on all heirs agreeing to the existence of their inherited shares. Agreement or judicial intervention may be required for a subsequent sale, partition or other disposition where the heirs do not agree. If heirs cannot agree, a partition claim can be filed. For international clients, we obtain the inheritance order in Dubai and handle the full DLD registration process on your behalf.
What happens if a property is sold twice to two different buyers in Dubai?
Priority in a competing ownership dispute must be determined by reference to the Real Property Register, the timing and legal effectiveness of the relevant registered dispositions, and any issues such as fraud, forgery or the rights of persons acting in good faith under Dubai Law No. 7 of 2006, as amended. The second buyer may have a claim against the seller for fraud or breach of contract. We trace the DLD registration timeline and advise on which buyer has the stronger ownership position.
How is a boundary dispute resolved in Dubai?
The competent court may appoint a technical surveyor or other expert to examine the DLD records, approved plans and physical boundaries. The expert report is evidence for the court’s consideration and does not itself determine the dispute. The surveyor’s report is usually determinative. We brief the surveyor, challenge any errors in the report, and represent the property owner at every hearing.
How do I fix a DLD registration error?
The type of correction determines the process. Straightforward name or number errors require documentation submitted to the DLD. Substantive corrections involving ownership rights usually require a court order. We assess which applies and submit the correct application with full supporting documentation.
Can a pre-emption right stop my co-owner from selling their share?
Pre-emption rights depend on the type of jointly owned property and the legislation applicable to the particular transaction. For a jointly owned Unit governed by Dubai Law No. 6 of 2019, a co-owner may have a statutory pre-emption right where another co-owner disposes of a share to a non-owner, subject to the exceptions, notice requirements and time limits prescribed by that Law. The right should not be stated as a universal rule applicable to every co-owned Dubai property.
