Our client is an investor in the real estate sector, owning several apartments and villas in the country, which he has entrusted to a property management company. A dispute arose between one of the tenants and the property management company regarding the annual rent increase stipulated in the lease agreement. The property management company issued a notice to the tenant, informing them of the property owner’s intention to raise the rent in the new contract; however, the tenant rejected this proposal.
Seeking to protect his interests and investments, our client approached us for assistance. Upon reviewing the case, we determined that the notice sent by the property management company to the tenant was legally invalid, and therefore, a rent increase could not be requested based on it. We communicated this finding to our client, which caused him considerable dissatisfaction with the property management company. Consequently, our client decided to sell the property, as he no longer wished to retain the tenant due to the manner in which the tenant had communicated.
We have sent a legal notice to the tenant indicating the property owner’s intention to sell the property. Following the expiration of the legally mandated notice period, we filed an eviction lawsuit against the tenant due to the owner’s desire to sell. The Rental Disputes Settlement Committee responded to our request and ruled in favor of the eviction. Subsequently, our client sold the property to another individual.
